Spring Real Estate Business Checklist
Springtime is our time to clear out old systems that are no longer serving us and update strategies for a new year. Therefore, we need to look at a few critical systems during this quarter, including following up with our leads. Download our Spring Business Checklist to complete your general business maintenance and lead generation for the season.
Strategy For Following Up With Leads
To help you focus on the leads you need to follow up with immediately we recommend dividing them up into three groups.
- Ready to buy or sell now
- Thinking about buying or selling in 3-6 months
- Long-term leads
Then, use these ideas to engage with each group effectively:
- Ready-to-go leads would benefit from more personalized contact from you, including check-in calls, handwritten cards, individual home value market reports, and custom home selling or buying notifications.
- Leads that will be ready in 3-6 months would benefit from receiving monthly letters, cards, and an email drip campaign with general market information, home buyer/seller tips, and examples of properties you are listing and selling.
- The long-term incubator leads will go into a slow email drip.
What are 5 things you need to start a real estate business?
Business Plan
A business plan is the road map that calculates how many transactions you must close, your total overhead cost per transaction, and how many activities you must complete before attaining your income goal. Here's a simple way to get started.
Marketing Plan
A polished, thorough personal marketing plan will keep you motivated and help you reach your real estate sales goals. This essential document should include a detailed budget, your target audience, marketing strategy, and advertising plans that will help you rise above the competition. Follow this 8-step plan, and you'll be on your way to success.
Marketing Calendar
Following your marketing calendar each month will help keep you on the fast track to success. Update the calendar throughout the year with unplanned marketing, like your listings. By adding in your planned and unplanned activities, you can look back at the end of the year and see the actual costs of your annual marketing, the progress you have made, and calculate the costs of your leads and closed transactions.
Social Share Platform
Being a real estate agent in 2022 is no easy task. It takes meticulous planning and endless creativity to build a perpetual stream of content that engages every client on your social media accounts. Marketing Budget
Use a marketing budget to stay motivated by seeing how much time and money you invest in your business. First, download, then fill out the required fields to complete your marketing budget for the year. Have a strategic approach to your marketing budget. Keep track of what you spend your money on and the types of leads they generate for you. Then each quarter, review your budget — and eliminate expenses on things that aren't helping you reach your goals.
Listing Appointment Checklist
To provide your new client with the best first impression and memorable lasting impression, be sure to follow our listing appointment checklist. Your client will feel confident selecting you as their agent when they understand your process of listing and selling their home. Then, with your expertise and high-quality marketing strategy, you will be sure to win over the most challenging client.
Open House Guide
There's more to open houses than just selling the property. For real estate agents, there's also an emphasis on raising awareness about their brand to prospective clients. Anyone who walks through your open house could become your next client or give you your subsequent referral. Here are 5 steps for a successful open house.
What is the first thing that you should do to make your business successful?
You need to let everyone know who you are and what you do! Ready to introduce yourself to your real estate farm, friends, and business associates? We help you break the ice with these elegant and friendly Agent Announcement postcards. Stand out from your competition with our Agent Announcement postcards. They are the perfect way to introduce yourself to prospects through the mail, during listing appointments, and open houses!
You know you are the best agent to help everyone in your farm. Use our Agent Intro cards to help your farm understand your level of expertise, ability to serve, and readiness to help them at every stage of their real estate journey.
What tools do Realtors need to be successful?
Successful real estate agents understand the importance of maintaining consistent communication with their clients through email, social media, direct mail, and in-person. The first step is to create your brand identity and set up your website and social media accounts.
But how can you stay on top of it all? Using a Marketing Calendar will help you remember to select topics or themes each month to have a consistent message across all of your communication channels, online and offline. You can also use a Social Media Content Calendar to plan out your post content and images.
Depending on where you live, you will need dependable transportation to get yourself and sometimes your clients to and from property viewing appointments and yourself to listing appointments.
To help clients relate listings to you and your branding, you will want custom Yard Signs, Sign Riders, and A-Frame Signs. Finally, to help your clients celebrate their closing, make sure to have Closing Props on hand and a little gift with your custom Gift Tag!
You will want your own branded materials for open houses, so you don't depend on shared resources being available when you need them. For successful open houses, be sure to use Property Flyers inside and a Property Flyer Sign outside on your Yard Sign. In addition, using a Welcome Sign near the property entrance helps everyone understand if shoes need to be removed and left at the door, where they may go in the property, and any other "house rules."
How do you keep in touch with real estate clients?
Real estate agents stay in touch with their clients with direct mail, digital marketing, and drop-by gifts.
Gifts help you strengthen and grow relationships with your best referrers and real estate clients. Discover different ways to surprise and delight the favorites on your list with our Gift Tags.
Direct Mail
Direct mail provides real estate agents with immediate access to people in specific residential neighborhoods or farms where they want to engage with new clients. The easiest way is to mail monthly postcards, quarterly newsletters, and periodic notecards.
Postcards
Don't just share Just Listed postcards and Just Sold postcards with your clients. Instead, connect with them throughout the year with Home Estimate postcards, seasonal postcard favorites, Market Update postcards, and share some laughs with our Bright Side postcard series! Postcards provide you with an opportunity to share your favorite tips, delicious recipes, and current real estate market news.
Newsletters
Seasonal newsletters or quarterly newsletters are a great way to provide a lot of information in a beautifully designed format delivered directly to your client's mailbox. For example, you can include fun seasonal events with Spring newsletter content and home maintenance tips with your Summer newsletter content. Be sure to have as much local information as possible to keep your readers interested in opening your newsletters and saving them for future reference.
Note Cards
Notecards are the perfect way to share a quick follow-up thank you or send seasonal reminders to your favorite clients. When was the last time you didn't open a notecard you received in the mail? Here are 12 Thank you note messages to use in your notecards for every season and occasion. Think about sending 5-10 notecards a month to brighten up your client's day and remind them of how grateful you are for their referrals!
Digital Marketing
Social Media
Take your social media content to a new level with engaging, entertaining, and informational graphics. Most of the content in Social Share comes with a graphic and a caption to make your life easier so you can focus on selling homes. Get more involved with your social media to avoid missing out on new business. Social media gives you access to your sphere, potential sellers, and a huge buyer pool! Showcase your listings in the best light. Use our auto-fill designs for instant Just Listed, Just Sold, Open House templates, and more!
An email has been one of the simplest ways real estate agents can stay in touch with clients. However, to keep people interested, you need to share current market news, local events of interest, and information that pertains to them. Therefore, we have created a Quarterly email series to help you stay in touch with your clients. The email templates include an initial check-in email for each quarter and a follow-up email with a clear call to action.
Take advantage of the opportunity you have by sending a Testimonial Request Email every six months or so. And be sure to include a Home Value Report Email and an email Asking For Referrals.
Drop By Gifts
Welcome your new client to the area with a small token gift and gift card from an area business. Be sure to include your business card by nicely tucking it inside this Gift Tag! Then, celebrate a client closing for buying or selling their home with a gift basket full of treats for them to savor.
Asking for referrals helps your past clients understand how to reciprocate the fantastic service you provided and helps them make sure their friends and family receive the same excellent service!
A small box of chocolates from a local shop is the perfect gift for a successful business partner referral. It is just enough to tantalize their taste buds and let them know how sweet they have been! And be sure to include your business card in each gift tag.
